Sydney’s Stalwart Suburb
Renowned as one of the prettiest suburbs in the east, Paddington appeals to folks from all walks of life from professionals and young families to downsizers and investors. Full of charm and famous for the delicate lacework balconies that adorn its signature Victorian terraces, Paddington has long-held its place as the centre for arts, film and fashion in Sydney. Paddington specialist Catherine Dixon says, “Together with my team, Kane Dunkley and William Hesketh, we’ve sold seven properties in Paddington since the beginning of May and the market seems to be as strong as ever.
An interesting trend is that most of the buyers we’re meeting are Paddington locals who see the value in the area, love the lifestyle and are keen to upgrade to a larger home. Proximity to the city, a thriving dining scene and Centennial Park as your backyard are all massive drawcards as are the great schools in the area. Paddington is constantly evolving and has proved itself as a suburb that will never go out of fashion.”
Catherine reports that property in Paddington holds its value particularly well even through major swings like the financial crisis of the GFC. Catherine explains, “We’ve seen the market move through many cycles over the past 20 or so years and Paddington house prices don’t really shift much compared to other suburbs. We’ve seen a small adjustment of about 5% this year which is prompting locals to consider moving to a larger property, though few ever want to leave.
In the past week, we’ve secured four sales including two to database buyers and 11/188 Glenmore Road, Paddington sold after just one open home for $1.1m which is an excellent result for a one-bedroom apartment.” We currently have 12 properties in Paddington on the market with 10 Moore Park Road and 20 Bent Street both newly listed this week and 68C Caledonia Street and 12 Goodhope Street coming soon!
It’s been another busy week for the sales team with 11 properties sold and another 11 launched on the market. We’ve met 620 buyers over the past seven days and our open homes are attracting plenty of interest. Take care, stay safe and keep connected.
