Swift Sales And Strong Results
In the last week, the team has sold 10 homes across the property spectrum from boutique parkside apartments to harbourside mansions. Last Friday, Alexander Phillips achieved a great result for 1 Marroo Street, Bronte in just one day after calling his top buyers in the morning and securing the sale by the afternoon.
Another property that was snapped up quickly was 10/17 Poate Road, Centennial Park which sold after just five days of launching. The one-bedroom Art Deco apartment was purchased after just one open house inspection with 34 groups shown through. Alexander’s Poate Road vendor gave the team a five-star review saying, “Alexander and his team were fantastic. We followed their advice throughout the process and their expertise led us to achieving an amazing outcome.”
Alexander attributes the swift sales to his shortlist of genuine buyers who are both financially and mentally ready to move. He says, “Careful consideration and analysis of our database enables us to establish a shortlist of motivated buyers. By reflecting on their credentials, budget and key criteria, we’re able to invite the best buyers through and, if they like the property, there’s nothing holding them back which works well for both the buyer and vendor.”
Daniel Cachia sold 189 Darley Road, Randwick after just 11 days on the market with 30 buyers inspecting the parkside home, all by private inspection prior to the restrictions being lifted. Daniel says, “Achieving such a quick and successful sale was primarily down to perfect presentation with the painting, styling and landscaping all spot on. The home was purchased by a young family looking to buy in the area who were drawn to its fantastic layout, large garden and location fronting Queens Park. Being able to strike while the iron is hot helps gain momentum throughout the campaign and being flexible with access fuels a strong result.”
The past week has confirmed that there are plenty of active buyers in the market and enquiry levels have gone through the roof since the start of May. Overall buyer sentiment is more relaxed both in terms of inspecting homes and the market in general, however, we remain steadfast in ensuring that all safety procedures and guidelines are maintained. Another positive sign is that the results the team have been achieving are completely in line with vendor expectations. Take care, stay safe and keep connected.
