High Demand For Quality Homes
Last week’s auctions were fast paced and action packed proving that there’s still plenty of demand out there with buyers competing to secure quality homes. Last Saturday’s auction at 70 Gilgandra Road, North Bondi had three registered bidders on the day with two buyers battling to secure the four-bedroom property. Partner Debbie Donnelley says, “Bidding started at $2.9m with the home selling for $3.3m to a Hong Kong based buyer moving to Sydney whose friend had inspected the home for the first time just a few days prior to Saturday’s auction. It’s an excellent result that shows there’s plenty of healthy competition in the market.”
Doreen Wilson and Christian West also secured an excellent auction result with the sale of 30 Edgecliffe Avenue, South Coogee. The sprawling five-bedroom coastal home on 607sqm sold for $600,000 above the reserve. Doreen says, “We had 120 groups view the property during the campaign with five of the six registered bidders competing for the property on the day. It’s very rare that properties such as this come to the market and the auction result reflects the high demand for a property of this calibre.”
Those looking to buy or simply get a taste for the process should come along to tomorrow’s auction of 32 Leinster Street, Paddington. Partner Alexander Phillips’s listing is scheduled to go under the hammer at 9.45am with viewing from 9.30am. With a buyer’s guide of $1.576m, the three-bedroom terrace is a perfect opportunity for those looking to get into the Paddington market and comes with DA approved plans to further develop.
A great one to go and check out after Leinster Street is Anthony Puntigam’s listing at 4 Wallis Street, Woollahra. Anthony says, “With a 7m approx street frontage and a 280sqm approx landholding, the architect-redesigned sandstone terrace is much larger than the traditional terrace and comes with invaluable off street parking. It’s in a superb location on the doorstep of Woollahra village with Centennial Park just across the road and features a huge north facing garden with DA approved plans for a double-storey studio and a pool.”
