Celebrating Women In Real Estate

7 May 2021

Congratulations to our Paddington specialist Catherine Dixon who continues to move on up the ranks of the top agents in the country and is making great strides for women in the industry. Last week, Catherine was awarded a ranking as the 28th top performing sales agent in Australia and took out the no.3 spot in Australia for women in the REB Top 100 Agents awards for 2021. Catherine says, “It’s been a real team effort and we are delighted to achieve the recognition for all our hard work from the REB, especially as this year has been a very different and rather challenging one.”

The Paddington market seems to be getting hotter and hotter with unprecedented demand for the leafy city fringe suburb driving prices upwards. Catherine says, “If you have a good property on a good street you can pretty much guarantee you’ll achieve a great price. A recent trend that’s gaining momentum is that buyers are starting to get over the parking issue and focus more on the liveability of a property. As we all know, the gorgeous Victorian homes that Paddington is famous for were not built to accommodate cars and, in the past, buyers considered parking essential and were choosing a home based on whether it had a garage. Since Covid there’s been a real shift and buyers are prioritising the space and feel of a property and would rather have a beautiful home than an average one with parking. Less commuting, more time at home and home-based work mean that it’s now a lot easier to forgo the parking and focus on finding a great space rather than a great garage!”

We currently have a choice of seven homes in Paddington on the market as well a new off-market opportunity. The architect-redesigned 1890s terrace at 21 Prospect Street, Paddington is really something special and in one of the best spots in the village, tucked away just behind The Intersection’s fashion enclave and 500m to Five Ways with cafes, pubs and art house cinemas all around. The home of two creatives, the interiors are pitch perfect with soaring ceilings and dynamic spaces that bring in the sunshine and a landscaped garden ideal for entertaining, three big bedrooms and a mezzanine office ideal for those working from home. With a guide of $3.3m, Catherine and her team will be opening the home to our database buyers tomorrow from 9.30am to 10am.

For those looking to make their mark, the vintage gem at 3 Union Street, Paddington was launched this week and, although recently refreshed, comes with a development upside with DA approved plans to reconfigure the interiors and add an attic conversion. Families looking for space and a move-in ready home should check out 38 Walter Street, Paddington as not only is the three-bedroom beauty freestanding but it has a lovely child-friendly garden that’s rare to find so close to the city.

This week the sales team secured 20 sales with an average price of $3.2m and listed 23 new properties. Take care, stay safe and keep connected.
